The old problem
Anyone who has ever rented out a property knows the drill: the apartment becomes vacant, the listing goes live, and then — you wait. One week. Two weeks. Sometimes longer. Every week of vacancy costs the landlord real money. For a Munich 2-bedroom at €1,500/month, that's roughly €375 per vacant week.
At mHomes, we'd seen this play out over and over — and we wanted to fix it.
What we do differently
Instead of simply posting a listing on Immobilienscout and hoping for the best, we built our own marketing pipeline. The core idea: we already know who might move in next before a tenancy even ends.
How? We combine three things:
- Our own tenant database – qualified prospects who are actively looking and whose creditworthiness we already know
- AI-powered matching logic – apartments and tenants are automatically matched based on location, size, features and budget
- Proactive outreach – before the apartment is officially available, we're already talking to the right candidates
The result
Our average vacancy time today is under 7 days. What used to take weeks now often takes just a long weekend.
For landlords, that means: no more anxiety, no loss of income, no stress from dozens of viewing appointments.
What's coming next
We're currently working on making the matching logic even smarter — for example with automated credit pre-screening and preference profiles for tenants. The goal: the perfect apartment finds its tenant before they even have to start looking.
Stay tuned. We'll keep you posted.
